Book your down south getaway with Ellensbrook cottages.

Please read through our booking conditions below.

We operate a zero-contact check in. Check in details are texted to you on the morning of arrival.

Bookings are finalised with a deposit of one nights stay. Final balance is due 72 hours prior to check in and is deducted via the details used for deposit.

Please note wood burning fires are only available in our 2 bedroom cottages.

3+ night special: 15% discount for 3 or more nights booked on selected dates.

Not available all year round- check dates for availability.


$25 per extra adult or child over 2.

Infants (below 2) no charge

2 night minimum stay.

Use of second bedroom when two guests are staying $25 per night.

Queen size master bedroom and second bedroom queen size and two bunk beds: Ellens & Brook Cottages 

NO pets allowed on site.

Rates are subject to change at owners discretion and peak times, e.g. public holidays, events, school holidays, are charged at higher rates.

  

Cottages are not serviced daily, however, should you require a service clean we can arrange this for a $170 cleaning fee (2 days notice required for cleaning staff).

Log Fire: (Available May to September - Brook & Ellen's Cottage Only)
Cottage also fitted with reverse cycle air-conditioning for heating or cooling. Due to fire safety management policy/restrictions, use of log fire is not permitted during the months from October to May each year.
Small firewood basket provided on arrival. Firewood bags are available from our wood shed at a cost of $15 per bag.  Alternatively, you may bring your own firewood.

TV Coverage:
All cottages are equipped with Smart TVs which use the WIFI to provide programming. Some free TV channels are available via apps - SevenPLus, NineNow, ABC and SBS. Other services such as Netflix will require guests to login with their own accounts.

Payment Options: 
Preferred payments options are via our booking software by bankcard or EFT (online banking). A deposit of one nights stay is payable when booking. Your balance is payable 72 hours prior to arrival.

Booking Confirmation:
Bookings are not confirmed until deposit is received. Please read conditions, as once deposit is received you will be bound by our cancellation and conditions policy.

Conditions: 
We have a two night minimum stay requirement.

Rates may alter slightly or vary without prior notice.

Cottages are to be left clean and tidy (eg. dishes are to be washed, dried and put away), with any breakages reported to management. An additional fee will be charged of $170 for cleaning if cottages are left in an unsatisfactory condition.

Cancellation Policy: 
Please book carefully. We are a small business. By taking your booking we hold the cottage especially for you in good faith. it is often difficult to rebook if cancelled at the last minute.

The first night's cost is payable on booking to secure your dates. Your balance is charged 72 hours prior to arrival.

Deposits are non-refundable. 

Cancellation within 7 days of commencement of stay forfeits full cost.

If you decide to cut short your stay after it has commenced, you will be liable to pay for the whole amount of your stay.

Please note for Leeuwin Concert weekend, Easter, Xmas and New Year and any long weekend, if you cancel less than 21 days prior, you will be liable for the whole amount of the stay. 

No show policy: Full cost will be charged in the event of a failure to check in without prior cancellation.

We do not accept leavers. We are not a party venue. We ask that guests respect other guests by observing quiet time between 9pm and 9am.
